1906 N Swinton Ave: Comparable Sales

Indicated market value: $1,950,000 to $2,050,000

Asking: $1,995,000 (about $126 per square foot of land)

In east Delray Beach, a lot this size sells as land. Buyers here pay for the dirt, the location and what they can build, and the existing house adds little to the number. So the fairest way to price 1906 N Swinton is by price per square foot of land, measured against other large lots that have actually sold.

What the numbers say

These six sales ran from $103 to $145 per square foot of land, with a median of about $126. The three sales nearest Lake Ida, on NW 3rd and NW 4th Avenues, averaged about $136.

At 15,794 square feet, 1906 N Swinton comes out like this:

  • At the median of about $126/sf, it comes to about $1,994,000. That is right at the asking price.

  • At the Lake Ida average of about $136/sf, it's worth roughly $2,150,000.

The closest match is 2006 NW 3rd Ave, a 1964 house on a 15,457 sf lot that sold in September for $1,975,000. At $1,995,000, 1906 N Swinton is priced almost dollar for dollar with that sale, on a slightly larger lot, and below the two biggest recent Lake Ida sales.

What comes with it

The sale includes preliminary design plans and renderings by Austin Fox Architecture for a modern two-story home. The design has 5 bedrooms, 6.5 baths, about 5,600 sf of air-conditioned space, a pool and spa, an elevator and a 2-car garage. A buyer who plans to build starts with the design work already underway. A buyer who wants to wait can move into the existing 1967 house and build later.

Bottom line

The comparable sales support a value of $1,950,000 to $2,050,000. At $1,995,000, 1906 N Swinton is priced at market for one of the larger lots in east Delray.
